Ekotrope comprehensively supports for all MA State Energy Code compliance pathways. As part of this support we have introduced a new field in the Site Info tab of the Project Info section in Ekotrope for "Construction Type". The Construction Type selected impacts the Ekotrope determination for applicable compliance requirements and minimum HERS Index:
Construction Type | Description |
| Unspecified | Default value, must be updated to accurately determine applicable pathway and requirements. |
| New Construction | Select if project is New Construction for any Residence Type (Single family detached, Townhome, Apartment, Duplex, etc.) |
| Accessory Dwelling Unit | Select for a secondary, self-contained dwelling unit on the same lot as a principal dwelling. Accessory Dwelling Units are assigned their own maximum HERS index column, distinct from and less stringent than new construction. |
| Major Alteration | Select if project meets MA State Energy Code definition for Extensive Alterations: Alterations that meet the IRC definition for Extensive Alteration or the IEBC definition for Level 3 Alteration, and that exceed 1,000 sq ft or 100% of the existing conditioned floor area of the dwelling unit. Projects meeting this definition are required to meet the maximum HERS index requirements specific to alterations, additions and change of use. If project does not meet Extensive Alteration criteria, this option should not be selected. |
| Addition | Select if project contains an addition to a dwelling unit exceeding 1,000 sq ft or exceeding 100% of the existing conditioned floor area. Projects meeting this definition are required to meet the maximum HERS index requirements specific to alterations, additions and change of use. If project does not meet meet this criteria, this option should not be selected. If the project is both a Major Alteration, and Addition meeting these criteria either option may be selected as the Construction Type. |
| Change of Occupancy or Use | Select if project is a Change of Occupancy or Use to an existing building. Projects meeting this definition are required to meet the maximum HERS index requirements specific to alterations, additions and change of use. |
